NEWOne of the most significant events affecting the Electrical Industry and indeed the domestic customer was the introduction by the Office of the Deputy Prime Minister (ODPM) of Part P of the Building Regulations. Part P does not just apply to flats and private dwellings. Dwellings and business premises that have a common metered supply – for example, shops and public houses with a flat above – are covered too, along with common access areas in blocks of flats and shared amenities such as laundries and gymnasiums. The new legislation also extends to parts of an installation in or on associated land. This would include fixed lighting and pond pumps in gardens, or a supply to outbuildings such as sheds, detached garages and greenhouses. Keen Electrics are registered as Competent Persons which for some strange reason is the term which Government chose to indicate a Company registered under Part P. Part P of the Building Regulations applies to ALL electrical installation work carried out in dwellings in England and Wales. Failure to meet these requirements will be a criminal offence. Works carried out by Keen Electrics (if applicable) are notified to our Competent Persons Scheme Operator of which there are 5 who in turn notify the appropriate Local Building Control Office. So if you are a Domestic Customer, a Property Management Agent, someone who has bought or is buying a property to let, or indeed a business owner where a dwelling house is part of the property, then to comply with the law Electrical works should be carried out by a Competent Person under Part P.
